Welspun One Signs Major Warehousing Deal with Balmer Lawrie at JNPA SEZ

Mumbai, May 12, 2026: Welspun One has signed a Letter of Intent (LoI) with Balmer Lawrie & Co. Ltd. for approximately 65,000 square feet of Grade A+ warehousing space at WTC Nhava Sheva within the JNPA Special Economic Zone (SEZ), marking a significant milestone in India’s logistics and warehousing sector.

The five-year sub-lease agreement makes Balmer Lawrie the first Government of India Central Public Sector Enterprise (PSE) to partner with Welspun One across its logistics portfolio. The warehousing facility, located on the first floor of the development, will support Balmer Lawrie’s expansion into SEZ warehousing and port-linked logistics operations.

The partnership is considered a landmark transaction for both companies, especially as it introduces India’s first operational first-floor SEZ warehousing concept. The WTC Nhava Sheva project has been designed as a multi-level warehousing facility where container trailers can directly access upper-floor docking bays through wide unidirectional ramps — a model widely used in countries like Singapore, Japan, and China, but being implemented in India for the first time.

Balmer Lawrie, a Miniratna-I Public Sector Enterprise under the Ministry of Petroleum and Natural Gas, already operates a Container Freight Station (CFS) at the Jawaharlal Nehru Port Authority ecosystem. The new facility will strengthen its presence in SEZ warehousing, freight forwarding, and value-added logistics services.

Commenting on the development, Neeraj Balani said the partnership reflects growing institutional confidence in the infrastructure being developed at WTC Nhava Sheva.

“Welcoming a Miniratna-I Public Sector Enterprise as a client is a proud moment for us. WTC Nhava Sheva has been designed for partners seeking high-quality infrastructure, regulatory efficiency, and direct proximity to India’s leading port-led trade gateway,” he said.

Meanwhile, Rajesh Raghavan stated that the facility would help the company strengthen its capabilities in international trade and port-linked logistics.

WTC Nhava Sheva is Welspun One’s flagship port-led logistics and industrial development project being developed inside the JNPA SEZ. Spread across 55 acres, the project carries a development potential of nearly 4.45 million square feet with an investment outlay of around ₹2,700 crore.

Located within five kilometres of JNPA port terminals, the integrated logistics ecosystem will include multi-level warehousing infrastructure capable of handling over 4 lakh pallet positions and an annual throughput capacity of nearly 50,000 TEUs. The project is expected to become operational by early 2027.

Industry experts believe the partnership signals rising momentum in India’s organized warehousing and EXIM-linked logistics sector, especially as demand grows for modern infrastructure near major ports and trade gateways.
