Kolkata: Godrej Properties Limited (GPL), one of India’s leading real estate developers, has announced that it has secured a prime land parcel measuring approximately five acres off EM Bypass, Kolkata. The acquisition was made through an e-auction conducted by West Bengal Housing Infrastructure Development Corporation Ltd (WBHIDCO).
The proposed premium residential development on the site is expected to offer an estimated revenue potential of around ₹1,650 crore, based on current business assumptions.
Strategic Location in a High-Growth Corridor
The EM Bypass corridor is widely regarded as one of Kolkata’s most well-connected and rapidly evolving urban stretches. The micro-market benefits from strong physical and social infrastructure and provides seamless connectivity to key neighbourhoods including Salt Lake, New Town, Park Circus, Gariahat and Garia.
The corridor also ensures smooth access to commercial hubs, IT and ITeS clusters, reputed educational institutions and leading healthcare facilities. Enhanced by multiple flyovers, arterial connectors and proximity to the under-construction Garia–Airport metro line, the location offers robust future-ready infrastructure. Additionally, convenient road access to Netaji Subhas Chandra Bose International Airport further strengthens its appeal as a preferred residential destination.
Leadership Perspective
Commenting on the development, Gaurav Pandey, MD & CEO, Godrej Properties, said, “Kolkata’s homebuyers are increasingly seeking neighbourhoods that offer strong connectivity, dependable social infrastructure, and homes aligned with evolving lifestyle needs. The EM Bypass micro-market reflects this shift, making it an important location for us to deepen our presence. With this acquisition, we endeavour to create a well-planned residential community that supports quality living, adapts to how families want to live today, and continues to deliver long-term value for our customers.”
Expanding Footprint in Kolkata
This acquisition marks another strategic step in GPL’s continued expansion in key urban micro-markets. With the EM Bypass emerging as a high-demand residential zone, the proposed development is expected to cater to discerning homebuyers seeking premium living spaces in a well-connected and infrastructure-rich environment.
